Governor Wes Moore and the Maryland Board of Public Works have approved a $7.5 million capital grant to support the long-anticipated development of a full-scale hotel and conference center in the heart of Downtown Frederick.
The proposed Frederick Downtown Hotel and Conference Center, set to be built along Carroll Creek at the intersection of East Patrick and South Carroll Streets, will be a 208-room Marriott-branded facility developed by Plamondon Hospitality Partners. According to reports, the developer will invest approximately $70 million of the project’s estimated $100 million total cost.
The remaining funding will come from public sources, primarily the state government, including the newly approved $7.5 million from capital grants. Public funds will be used exclusively for the construction of public infrastructure—such as land acquisition, on-site public parking, and related off-site road, utility, streetscape, and creekscape improvements.
Project plans include:
208-room Marriott-branded full-service, upper-upscale hotel
21,200+ square feet of conference center space, including a 6,100 sq. ft. Creekside Event Terrace
Four food and beverage outlets (rooftop bar, three-meal creekside restaurant, lobby bar, Grab-N-Go market)
2,700 square feet of retail space
On-site parking for 220+ vehicles
Creation of 200+ new jobs
Construction is expected to begin in Fall 2025, with the hotel projected to open in Fall 2027. According to a statement from the Governor’s Office, the project is anticipated to generate approximately $1.5 billion in economic impact for the region over the next two decades.
